My sister and I jointly own two properties, we want to separate them and own one each. Is the CGT due on the transfer of 50% of each property 50% of the increase in value since we inherited the properties?

And if each of the properties was the main residence of one of the siblings?

As only one property can be a main residence, then a gain will arise on the disposal of the second property.
