Can the following be included in costs: Fitting boilers and central heating Replacing kitchen cupboard Fixing leaks in roof Fixing holes in roof Brick work Plastering wall Fixing damage to walls after pipe leak Paying for unblocking of drain Fitting of fire doors Installing fire alarm system Installing barriers on staircase or by windows for safety reasons Repairing broken door Repairing broken glass in window Fixing pipe leak Annual gas checks/certificates

Hi Christina28,
If the property is rented out you can claim expenses for general repairs and maintenance and set them against the rental income, in the tax year that they arise, as they are revenue expenses.  They cannot be claimed against capital gains, if the property is disposed of.  If this is your main residence, then there is no relief available.
